Annual Home Inspection Checklist

Your home works hard year-round. Our Annual Inspection is a comprehensive, proactive review of your home’s key systems and structures to identify issues early, improve safety and efficiency, and extend the life of everything from your roof to your fridge. Here's what we check:

Exterior & Roof
Inspect roof for signs of wear, leaks, or missing shingles
Inspect and test gutter system for proper pitch and drainage
Check siding, foundation, and exterior surfaces for cracks, intrusion, or rot

Inspect and re-caulk around windows and doors
Replace any burned-out exterior light bulbs
Fire & Electrical Safety
Test smoke and carbon monoxide detectors; replace batteries or devices as needed
Inspect fire extinguisher(s); replace if expired
Check GFCI outlets for proper function
Inspect electrical panel for corrosion, loose connections, or code issues
Identify exposed or unsafe wiring
Kitchen & Laundry
Refrigerator: Clean drip pan, vacuum condenser coils, replace water filter
Dishwasher: Inspect racks, seals, and spray arms for wear or buildup
Oven / Cooktop / Hood: Check burners, gas connections, and clean hood filters
Sink & Disposal: Test water flow and drain, clear P-traps, clean or replace aerators, test shut-off valves 
Laundry: Inspect hoses and connections for leaks or wear, clean washer filter, and fully clear dryer vent
Bathrooms
Inspect sinks, faucets, and drains for leaks or slow drainage
Clean or replace aerators; test shut-off valves
Inspect and flush toilets; check for leaks or running water issues
Check showerheads for flow, buildup, or leaks
Household Systems
Furnace / Heat Pump / A/C: Inspect, clean, and change filters; test for proper function
Test thermostat operation
Check visible ductwork for leaks or damage
Verify pilot lights or ignitions where applicable
Interior & Structural
Replace burned-out interior bulbs as needed
Inspect walls, ceilings, and floors for water stains, cracks, or warping
Check windows and doors for drafts or poor seals
Inspect for signs of pests or rodents; recommend mitigation if needed
Inspect attic (if present) for ventilation, moisture, and insulation issues
Inspect crawlspace (if present) for moisture, pests, and insulation
Test sump pump (if present) to ensure it activates and drains properly
Bonus Checks (If Applicable)
Water heater: Check for sediment, leaks, temperature setting, and age
Garage doors: Test safety sensors and lubricate moving parts
Exterior faucets & irrigation: Check for leaks, function, and winterization needs
Water main shutoff: Locate and label shutoff; test for accessibility and function
